Whether you own a single house, a 300 unit apartment complex, or anything in-between, Apartment Exchange has the experience and expertise to help you with your real estate management needs. We believe that the quality of our personnel, the sophistication of our management software, the track record of the property we own, and our long standing reputation of honesty and integrity qualify us to do the job.
Apartment Exchange will:
- Market the property in accordance with the guidelines listed on our Tenant Finding and Screening Service.
- Collect monthly rent and pursue delinquencies through eviction.
- Handle all maintenance requests and on-going maintenance problems.
- Respond to any emergency situations on a 24 hour a day basis.
- Participate in any inspections required by the governmental agencies in your particular area.
- Pay vendors and monthly bills.
- Provide a monthly accounting report of income and expenses on a current month and year to date basis.
- Charge a management fee of 10% of each months' collected rent. If your property is large enough to require its' own on site management, this fee will be less.
Apartment Exchange will:
- Promote your property seven days a week to all qualified telephone inquiries and walk-in customers.
- Give out a key or make an appointment with you to show your property to perspective tenants.
- Screen the prospective tenants by doing the following:
- A credit check through Trans- Union credit bureau.
- Contact employer and verify all income sources.
- Contact past landlords to verify tenants rental history.
- Contact personal references.
- Prepare the lease and secure tenant's initial rent and security deposit.
- Help coordinate the advertising of your property.
- Charge you a fee of 75% to 100% of one months rent if we find the tenant.
Apartment Exchange will not:
- Charge a fee if we do not find the tenant.
- Show your property by meeting the tenant at the property.
- Discriminate on the basis of race, color, religion, sex, national origin, handicap, or families with children.
